Within the New Forest National Park but only 1 mile form the pretty riverside town of Fordingbridge and within walking distance of all the facilities of Sandy Balls, extensive woodlands and walks along the Hampshire Avon.

As well as being excellent for walkers with their dogs, it is also very well located for fishermen and golfers.

The Hampshire Avon offers some of the best specimen coarse fishing in the country and within a few miles are large gravel pits with excellent carp fishing (see www.christchurchac.org.uk).

A few miles across the forest is the oldest golf course in Hampshire, the Forest Course at Bramshaw (see www.bramshaw.co.uk) as well as other nearby excellent courses at Hampworth, Remedy Oak, Ferndown, Paultons Park and Stoneham.

Currently being extended and refurbished, single storey cottage only 1 mile from the centre of Fordingbridge or 15 minute walks to the Sandy Balls holiday complex famous for its excellent facilities, including a large leisure centre, bike hire centre, restaurant and family pub, spa and riverside walks (see www.sandyballs.co.uk). The world renowned 'Three Lions' restaurant run by Michelin Star chef Mike Wormersley is also only minutes away.

The Cottage has its own small self contained garden and parking for up to three cars.

For an extra charge there is 100 yards of exclusive private fishing on the Hampshire Avon only a few hundred yards from the cottage. There are 3 good swims suitable for specimen coarse fishing with Barbel up to 14lb 10oz, Chub up to 7lb 1 oz, Roach up to 3lb 2 oz and carp up to 28lb.

Only 50 yards from the Cottage and for an extra charge, there is exclusive use of a 2 acre private ancient beech and oak woodland on the banks of the beautiful River Avon.

There is a 200 pounds security deposit, pets are charged at 20 pounds each and towels are charged at 10 pounds per person.

The first basket of logs for the wood burner in the lounge is free and then 5 pounds per basket thereafter.

The additional charge for private fishing on the River Avon is 75 pounds pp pw or 20 pounds per day pp for short breaks. Please note that day tickets can be obtained for the immediately adjoining Sandy Balls 1/2 mile stretch of the river for 9 pounds per day pp.

The additional charge for use of the river side private 2 acre ancient woodland is 150 pounds pw or 30 pounds per day for short breaks.
